Please be sure to read our policies below before booking your stay.
All rates are subject to state and local tax.
Weekday rates apply to Sunday, Monday, Tuesday, Wednesday and Thursday night reservations. Weekend rates apply to Friday and Saturday night reservations. Sunday, May 24th, Sunday, Sept 6 are charged a weekend rate due to the three-day weekend. There is a two-night minimum stay for all reservations except Memorial Day and Labor Day weekends which require a three-night stay and a four-night minimum stay for Independence Day weekend.
MasterCard, VISA, Discover, American Express, and cash are accepted.
Full payment is required for reservations that are three nights or less. While we prefer full payment of all reservations, you may opt to pay 50% on reservations that are four nights or longer. Deposits are processed at the time a reservation is made. Personal checks are accepted for reservation deposits only if the check is received up to 14 days in advance. All balances are due upon arrival are payable at check-in by cash or credit card only.
Check-in is after 3 pm. If you will be arriving after 8 pm, kindly alert the office in advance to make arrangements. Check-out is 11 am and is strictly enforced so we may prepare that room for arriving guests. In accordance with Massachusetts law, you will be required to show identification at check-in. If someone else will be checking into your unit before your arrival, you must give that person’s name to the front desk before they arrive. That person will be required to pay the balance on the unit. You may contact the front office and pay that balance ahead of time.
We will happily store your luggage if you are not planning on leaving the island right away. You may use our facilities after check-out including the pool, bicycle rack and playground. There is a shower located the pool bathhouse that may be used by guests after check-out.
We highly suggest investing in travel insurance such as that from Travel Guard which will reimburse your deposit in the event you need to cancel.
It can be challenging to fill rooms after a cancellation because of our island location and our short season. Because of this, our cancellation policy will be applied regardless of the reason for cancellation.
If cancelling 15 or more days prior to your arrival date, you will receive a refund of your deposit minus a 10% cancellation processing fee. If shortening the length of your stay, you will be charged the 10% cancellation fee for the days you are cancelling and your deposit will be returned or applied to any outstanding balance on your stay. Shortening of a stay must still meet any minimum stay requirements (for example, the two-night weekend minimum stay requirement).
If cancelling 14 or fewer days prior to your arrival date, your deposit becomes non-refundable. You may opt to move your reservation to later in the season. You will be required to pay a 20% change fee and the difference in room rate if the rate for the new dates is higher than the rate for the dates of your original booking. If the rate is less, you will be reimbursed the difference, minus the change fee. The change fee only applies to reservations changed 14 or fewer days prior to arrival. The fee is not charged for changes made 15 or more days prior to arrival.
There is no refund for late arrivals or early departures.
The only exception to this policy is if there is no ferry service for that entire day. In the event of a catastrophic weather event, we will contact people with reservations at that time to review refund options.
Should you book through an online booking service (such as Expedia.com), you will need to cancel through that website. Any commissions charged by an online booking service for a cancelled reservation not processed by that service will be deducted from your refund.
In accordance to the ADA and Massachusetts law, service animals are welcome on our property. Service animals are defined as dog (and in some cases, miniature horses) that assist a person with a disability and are trained to perform tasks pertaining to that disability. Pets, therapy animals, comfort animals or emotional support animals are not allowed in our units or on our property. This is to protect guests with respiratory illnesses and allergies. There will be a $150.00 cleaning charge to the registered guest of that room if any pets or non-service animals are found and the guest will be asked to remove the animal from the property.
Smoking is prohibited in all our units, on all the porches and decks and near our wooden structures. There are designated smoking areas throughout our property with proper disposal receptacles. There will be a $150 cleaning charge to the registered guest of that room should they be found to be smoking in the room. This applies to smoking tobacco, marijuana and vaping.
Limited free off-street parking is available on a first come, first serve basis. There is one parking space available per unit. However, there are times during the year when we are not sold out, or not all guests have vehicles, and additional spaces might be available for units who bring more than one vehicle. You will need to coordinate with the front desk should you have more than one vehicle. Parking permits are issued to guests at check-in and must be visible on rear-view mirror or dashboard while parked at Edgartown Commons.
Being and extended stay (also know as efficiency) hotel, Edgartown Commons does not supply shampoo or conditioner and only provides housekeeping services once a week for guests staying longer than 7 nights. (We supply fresh linens as needed.) We do supply hand soap, dish soap, dishwasher soap, toilet paper and paper towels. A limited number of beach towels are available from the front desk.
