We recommend choosing our cancellable rate which allows you to cancel up to 6 days before our reservation start date. If you choose our regular rate, the standard cancellation policy is in effect, regardless of reason for cancelling. Be sure to review our cancellation policy to determine which option is best for you.

All rates are subject to state and local tax.
Weekday rates apply to Sunday, Monday, Tuesday, Wednesday and Thursday night reservations. Weekend rates apply to Friday and Saturday night reservatins. Sunday, May 26th and Sunday, Sept 1 are during holiday weekends and are charged a weekend rate. There is a two-night minimum stay for all reservations except Memorial Day, Labor Day, and Columbus Day weekends which require a three-night stay and a for Independence Day weekend which require a four-night minimum stay.
MasterCard, VISA, Discover, American Express, and cash are accepted.
Deposits are processed at the time a reservation is made. Personal checks are accepted for reservation deposits only up to 14 days in advance. A 50% deposit is required for all reservations. All balances due upon arrival are payable in cash or credit card only.
Check-in is after 2 pm. If you will be arriving after 8 pm, kindly alert the office in advance. Check-out is 11 am and is strictly enforced so we may prepare that room for guests checking-in that afternoon. In accordance with Massachusetts law, you will be required to show identification at check-in. If someone else will be checking into your uniy before your arrival, you must give that person’s name to the front desk before they arrive. That person will be required to pay the balance on the unit. You may contact the front office and pay that balance ahead of time.
We will happily store your luggage if you are not planning on leaving the island right away. You may use our facilities after check-out including the pool, bicycle rack and playground. There is a shower located on the first floor of the pool building for use by guests after check-out.
It can be challenging to fill rooms after a cancellation because of our island location and our short season. Because of this, we enforce our cancellation policy and cannot make exceptions for any reasons including illness, missed ferry/plane. We offer two rates with two different cancellation policies you can choose from. Our regular rate requires guests to cancel 31 days before their check-in date while the cancellable rate allow guests to cancel up to six days prior to their check-in.
We also suggest investing in travel insurance such as that from Travel Guard which will reimburse your deposit in the event you need to cancel.
With the 6 day rate, you will be refunded your deposit for cancellations made 6 or more days before the start of your stay (minus 10% of the full reservation cancellation fee). If you choose our regular rate and cancel 31 or more days before your check in date, you will receive a refund of your deposit (minus 10% of the full reservation cancellation fee).
If cancelling 30 or fewer days before the your check-in date, the reservation becomes guaranteed and you are liable for the entire amount of the reservation unless we are able to re-rent all or part of your reservation. If the room is re-booked, you will be refunded your deposit (minus 10% of the full reservation cancellation fee). If the room is partially re-booked, your deposit will be returned only for the nights re-booked (minus the 10% processing fee). We will then charge you the balance on any nights that are not rebooked.
There is no refund for late arrivals or early departures unless we are able to re-book the room for those dates. If the room is re-booked, the value of the reservation for those dates will be returned minus a 10% processing fee. The only exception to this policy is if there is no ferry service for that entire day.
Should you book through an online booking service (such as Expedia.com), you will need to cancel through that website. Any commissions charged by an online booking service for a cancelled reservation not processed by that service will be deducted from your refund.
There are no pets allowed in any of our units. There will be a $150.00 cleaning charge to the registered guest of that room if any pets are found.
Smoking is prohibited in all our units, on all the porches and decks and near our wooden structures. There are designated smoking areas throughout our property with proper disposal receptacles. There will be a $150 cleaning charge to the registered guest of that room should they be found to be smoking in the room.
Limited free off-street parking is available on a first come, first serve basis. There is one parking space available per unit. However, there are times during the year when we are not sold out or not all guests have vehicles and additional spaces might be available for units who bring more than one vehicle. You will need to coordinate with the front desk should you have more than one vehicle. Parking permits are issued to guests at check-in and must be visible on rear-view mirror while parked at Edgartown Commons.
Edgartown Commons does not supply shampoo or conditioner, we do supply hand soap, dish soap, dishwasher soap, and toilet paper and paper towels. A limited number of beach towels are available from the front desk.
