Cancel-able reservations are new for 2017, we will allow a cancellation up to 72 hours in advance of the reservation if this payment option is chosen at the time of booking. All other terms and conditions of our cancellation policy remain the same.

All rates are subject to state and local tax.
Weekday rates apply to Sunday, Monday, Tuesday, Wednesday and Thursday nights. Weekend rates apply to Friday and Saturday night stays. Thursday and Sunday, May 25 and 28th, Thursday, July 3, Monday July 3rd and Tuesday July 4th, Thursday, Sept 1 and Sunday September 3rd, and Sunday October 8th fall on holiday weekends and are charged a weekend rate. There is a two-night minimum stay for all reservations except Memorial Day, Labor Day, and Columbus Day weekends which require a three-night stay and a four-night minimum for Independence Day weekend.

Deposits are processed at the time a reservation is made. Personal checks are accepted for reservation deposits only up to 14 days in advance. A 50% deposit is required for all reservations of four nights or more. Reservations for three or less nights must be paid in full in advance. All balances due upon arrival are payable in cash or credit card only.
Check-in is after 2 pm. If you will be arriving after 8 pm, kindly alert the office in advance. Check-out is 11 am and is strictly enforced so we may prepare that room for guests checking-in that afternoon.
We will happily store your luggage if you are not planning on leaving the island right away. You may use our facilities after check-out including the pool, bicycle rack and playground. There is a shower located on the first floor of the pool building for use by guests after check-out.
It can be challenging to fill rooms after a cancellation because of our island location and our dependency on the ferry. Because of this, we enforce our cancellation policy and cannot make exceptions for any reasons including illness, missed ferry/plane. There are two rates for every room, a 30 day cancellable rate and a 72 hour cancellable rate.
We suggest investing in travel insurance such as that from Travel Guard which will reimburse your deposit in the event you need to cancel.
With the 72 hour rate, (prior to the date of arrival) will be refunded for cancellations made 73 or more hours before the start of your stay minus a 10% handling fee. Deposits on cancellations for our regular rate, made 31 or more days before the first day of your reservation will be refunded minus a 10% processing fee of the total amount of your reservation.
If cancelling 30 or less days before the first day of your reservation, the reservation becomes guaranteed and you are liable for the entire amount of the reservation. The amount is not refunded unless we are able to re-book the room. If the room is re-booked, the amount is refunded minus a 10% processing fee. If the room is partially re-booked, the deposit will be returned only for the nights re-booked (minus the 10% processing fee). The value of the reservation on nights not re-booked is forfeited.
There is no refund for late arrivals or early departures unless we are able to re-book the room for those dates. If the room is re-booked, the value of the reservation for those dates will be returned minus a 10% processing fee. The only exception to this policy is if there is no ferry service for that entire day.
Should you book through an online booking service (such as Expedia.com), you will need to cancel through that website. Any commissions charged by an online booking service for a cancelled reservation not processed by that service will be deducted from your refund.
There are no pets allowed in any of our units. There will be a $150.00 cleaning charge to the registered guest of that room if any pets are found.
Smoking is prohibited in all our units, on all the porches and decks and near our wooden structures. There are designated smoking areas throughout our property with proper disposal receptacles. There will be a $150 cleaning charge to the registered guest of that room should they be found to be smoking in the room.
Limited off-street parking is available on a first come, first serve basis. Parkting permits are issued to guests at check-in and must be visible on rear-view mirror while parked at Edgartown Commons.
Edgartown Commons does not supply shampoo or conditioner, we do supply hand soap, dishwashing soap, dishwasher soap, and paper towels for the kitchens
